Cédula Urbanistica – or Plano de Situation Urbanistica (Plan General) if the property is situated where potential future works could happen, infrastructure such as new roads, trains, etc.
Habitation Licence or Certificate of Habitation - Licencia de Primera Ocupación or Cédula de Habitabilidad. Certificate needed before a new building can be used to live in.
Pools / Extensions – Licenses or Antiquity Certificate.
Getting a property lawyer to check your documentation prior to marketing your property is highly recommended. In doing this, you will have peace of mind in the knowledge that when you do agree the sale, you can complete in the shortest possible time without delays.
Supplying this documentation forms part of the Decree 218/2005 which stipulates that any Vendor using an Estate Agent must supply the above documentation to their chosen agent. Failure to do so renders any reputable compliant agent, unable to market your property (legally).
